Homebuying Is Easier Than You Think.

BUYER'S GUIDE

At Copus Real Estate Group, our goal is to provide expert knowledge of the current market and trends; guide our clients through the daunting amount of paperwork and contract timelines; and be a trusted resource and advisor.

We recognize buying property is not an “everyday” occurrence. For most, it is the largest investment they may make, and we do not take for granted the trust they place in us. We will guide you through the process, allowing you to make the decisions along the way.

Key Elements of the Buying Process

Determine Buyer needs for a property with your CREG Agent and establish a budget.

Create an account on our CREG website to set-up customized property searches using the interactive map feature and neighborhood information.

Obtain pre-approval with a mortgage lender. Local lenders are recommended as they know and understand our market. This pre-approval allows you to know your purchasing power, work through any specific items with the lender so you may be confident in extending future offers.

Determine timeline for showings/property tours that will be coordinated by Broker/Agent. Before any showings may occur, state law requires a signed Buyer/Tenant & Broker Representation Agreement be in place.

Write an OFFER!  Upon establishing interest in a property, your CREG agent will provide a market analysis and any supporting documentation provided by the seller(s) (i.e., Seller’s Disclosure Notice, Survey, etc.) so you can make the best offer decision. Your CREG Agent will negotiate on your behalf and keep you informed of responses from the selling agent.

Once under contract, your CREG agent, along with your lender and Title company, will guide you through the various elements of the process such as Option Period, Inspections, Survey, Appraisal and Final Closing.

In preparation of closing, your CREG Agent will remind you to set up utility services and coordinate the movers for after closing.  In addition, they will arrange a final walk through of the property (typically the day before closing) and arrange for the handoff of keys from the Title company, after funding.
